Rio also offers a Manufactured Housing Community aka Mobile Home Park with lots, which many Winter Texan RVers have taken to live and play in Brownsville and the Rio Grande Valley RGV, Texas. The lots are large enough for some of the biggest manufactured houses or mobile homes like doublewides, sixteen by eighty feet, and others. We do have some smaller lots also that are used for park models. Most have trees and grass along with some cement patios. Electric, water, wastewater, and cable TV are available for immediate hookup. For the gardener and lawn person, irrigation water is available to most lots at no cost. The park does lawn maintenance including mowing and trimming. All outside changes have to be approved by the park owner who needs access for utility and lot maintenance and to keep a consistent look. Landscaping and gardens are your responsibility. The lot sizes are about fifty feet wide and ninety feet long. As of September 2003 three lots are open.

All enjoy the facilities while living at Rio. The swimming pool, activity center, and golf driving range contribute to a resort atmosphere. The activity center has central air-conditioning and heat plus meeting rooms, game room, kitchen, restrooms and laundry. The swimming pool and spa have a nice deck for sunbathing, piped-in music, banana trees and poolside cabana for shade, and is heated during the winter. The golf driving range is on park property and is a free do-it-yourself activity. We are considered in the country by most outside the city limits and with farm and ranch land on three sides. All park roads are paved with street lighting for bicycling and walking with one park entrance and exit only. The park stays active all year with a good group staying all summer.
Rental rates are $225.00 per month with wastewater and Time Warner Expanded Basic (70 + channels) Cable TV. Discounts are available when paid in advance. Water is metered and averages under $10.00 a month. Electric is supplied by AEP (Central Power and Light). All incoming homes must meet park specification in construction and color. Skirting is required. All changes outside the home require park approval.

Lot 11 has a good sized Texas Ash Tree. The home would face East and West giving you a North patio and carport. The cement patio may need to be replaced (removed by park at no cost) to be as good as the occupied lots above. A 14' X 50' home was on this lot so; some additional base material will be needed. Lot 17 (East to West) has an Oak Tree with base material for a 14' X 56' home. The home would face East and West giving you a North patio and carport. A wood deck provided the home entry before. Personalizing the lot with a cement drive and patio with shrubs would make a very comfortable home. Click Lot 17 for a larger view.
Lot 32 (East to West) has several Texas Ash Trees along with several palm trees. All new in ground park plumbing is installed. Base material is needed for the home. A 16' X 78' home fit comfortable on this lot. Adding a concrete drive, patio, storage building, and shrubs will make a very enjoyable home. Click Lot 32 for a larger view.
Lot 42 had a 16' X 80' (East to West) with a clump of Yucca plants that produce a large white bloom after most rains. Additional base material plus a cement drive and patio along with shrubs would make a beautiful home setting. Click Lot 42 for a larger view.
A nice drive and patio already here can be enlarged on lot 49. A 16' X 72' was on this lot - North & South. Some additional base material would insure a good foundation. 200 Amp electric service is already installed. A native Mesquite tree offer shade in the front yard with a large grassy are behind. You have a nice sized cement patio. A driveway would make this a very comfortable place for your home. The 14' X 56' older home was removed so you may need more base material for a larger home. Your home will front a asphalt street 20' wide. We have city water metered to each home and a septic waste water system used like a city sewer keeping park cost low. No water base charge can be charged with only the gallonage charge resulting in water bills approximately $10.00 a month and no waste water charges when the home is occupied. Electric is supplied by AEP via the local company CP & L. The park owner can save you $1,000.00 on electric, water, and waste water installation charges on a new home for a small hourly charge. Cable TV of 70+ channels come with the rent along with the sewer, dumpster, and yard mowing. Yard, shrub, and tree water can be free with the inpark irrigation system that is not treated. The property is also out of the 100 year flood plane meaning least likely to flood in the whole area plus lower insurance rates.
